Hornbeam Court

  • Excavation to the hedges will commence from 3rd August to open up the area for machinery.
  • Removal of scaffolding to the front of the building
  • Cladding removal continues

Spruce Court

  • External surveys continue
  • Brick remediation continues which involves drilling and grinding works and therefore some nose disturbance for residents
  • Brick work inspections which will involve the localised removal of some brick work

Thorn Court

  • External surveys continue
  • Brick work remediation continues which involves drilling and grinding works and therefore some noise disturbance for residents

Malus Court

  • Removal of cladding to lift housing
  • External surveys continue

Salix Court

  • Removal of claddig to lift housing

  • Removal of locking bars to allow residents to use patio doors

  • 7 day notification of works commening letter issued

 

Whitebeam

Beech Cladding Removal

All Beech Court residents will have received a 7 day notification of the works to their block.  This is scheduled for commencement from 10th August.

Thorn Court Brick Remediation Work

We would like to inform Thorn Court residents that remediation work is commencing to the external brick work on the block.  This work will continue into August and will involve drilling and grinding which will cause some noise disturbance to residents.  We apologise for any disruption during this time

Work on Spruce Court 

The external surveys will be continuing as well as brick tie survey work.

Brick remediation work is also now commencing on Spruce (as above - this will involve some noise disturbance for residents due to the drilling and grinding work)

Work on Malus Court

Removal of the cladding continues as well as the continuation of external surveys

Work on Salix Court

Continuation of the cladding removal, expert witness filming continues - individual residents will be contacted for this.  Structural engineer surveys

We are pleased to let all Salix ground floor residents know that patio door barriers will be removed by Friday 31st July enabling residents to make use of their doors once again.  It is however recommended that this is just for air circulation and not to use for exit and entry to properties 

The pedestrian protection canopy will be removed from one of the entrnces and erected above the remaider entrance.  We would like to reassure residents that a banksman will be on hand to ensure residents and visitors are able to safely enter and leave the building 

Work on Hornbeam

Continution of cladding removal, scaffolding work to the recess continues, expert witness filming continues - individual residents will be contacted for this.

 

Ground bearing works will be commencing on Hornbeam to allow for scissor lift access.  This will involve the removal of some shrubbery and the replacement of top soil with hardcore.  We would like to reassure residents that all landscaping will be reinstated on completion of the recladding works.  You will also notice that there is a temporary relocation of the garden access - this allows a greater sepration between residents and the working area

Inspections of Cement Boards

In April we began inspections of the Cembrit boards and completed any necessary remedial works, replacing the boards where needed. These remedial works are now complete.

Monthly inspections of the boards will now take place. While these inspections will be visual, machines will need to be used to facilitate the inspection. Remedial work will only be carried out in the event of any immediate risk to damaged boards, other than that they will be visual inspections only.

Work is now progressing to remove cladding. Find out the latest information here.

 You may have noticed that work for the site set up is currently well underway on Spruceand Thorn Court in preparation for the cladding removal works. We are pleased to let you know that this work will soon be rolled out to the remaining seven blocks in the coming weeks (assuming lockdown conditions remain as they are or arerelaxed).

Residents will receive further notificationno later than 7 days before site set up work begins on their block. This will provide more detail of the work that will be carried out on the block and how residents will be afected.

November 2019

Spruce Court was evacuated on Friday, November 29th after fire marshals noted a burning smell. While this turned out not to be a fire, we are grateful to our fire marshals for their vigilance. We will, with the support of Greater Manchester Fire & Rescue Service, be reviewing the circumstances and the evacuation and will make residents aware of any fire safety updates through the usual channels. Residents of Spruce Court have already been contacted, however anyone with any concerns should call 0300 555 5567.

Work is being carried out by contractors to inspect the external buildings of Spruce and Thorn. This only affects two properties that have already been notified. This survey work will inform the removal and replacement work.

Temporary removal of ceilings have taken place on three landings on Spruce Court, to allow surveyors to inspect behind the ceilings. This will be rolled out further over the coming months. We will keep residents informed of this process.

Work has begun to replace all riser doors on Thorn Court.
