Sometimes, you want or need to move on. If you’re leaving Pendleton Together, we hope you enjoyed your home with us and want the next resident to be able to enjoy it too.
Moving can be a stressful time, so we want to ensure it is a smooth departure for you, that you’re able to enjoy your future home without worrying about the property you have left and that the next tenant who moves in can enjoy the property with the minimum of disruption to the. Therefore, it’s important you follow the correct procedure in giving notice, settling up and leaving the property.
Before you give notice, look at some of the other options below and make sure it’s what you want to do; once you give notice it will not be possible to cancel it or extend it.

However, once you have given your notice it can’t be changed or extended. So it is important that you consider all the options.
Is it due to a problem we can help with?

Moving out is not always the best solution and it’s important to consider other options first.
Request an exchange
A mutual exchange is when two or more housing association or council tenants, who occupy permanent self-contained accommodation, have a legal right to exchange their tenancies under Section 92 of the Housing Act 1985.Click here for further information on mutual exchange.

Giving Notice & Leaving Us
We’re sorry to hear you’ve decided to give notice, but we understand that you want or need to move on and we want to make the move as straightforward as possible.
It is important that notice is given properly and all matters and finances settled, otherwise it may affect your ability to rent with other landlords and housing providers in the future, as many of them carry out checks with previous landlords. It could also mean you cannot rent with us, if you decide to return in the future.
The first thing you need to do is give notice. You have to give us four weeks notice by law. While you can give this to us verbally, we cannot actually end your tenancy until you have completed a Tenancy Termination Form or completed the notice section on our mobile app. Once legal notice is given, you cannot withdraw or extend it. If you have concerns about this, you will need to take legal advice.
Your notice period will start from the first Monday after you have informed us (unless you inform us on a Monday) and your tenancy will end on the Sunday.
Once you have given notice we will need to visit your property as soon as possible. This will be to talk to you about the process of ending your tenancy, inspect the property and check for any alterations or unfinished repairs and to start making our own preparations to re-let the property. We will also write to you confirming the date your tenancy will end and provide you with more useful information.
You will need to settle all matters around your tenancy (see below). This could mean settling any unpaid rent or charges, making good any damage or alterationsas discussed with you and ensuring your hand back the keys at the appropriate time. Be aware that failure to do any of these may affect your ability to rent or buy from other or other providers in the future, so it is very important you follow this procedure.
Once moving day arrives, we will need you return all keys to the property, including keys to any outbuilding or communal areas, including access fobs where applicable. We understand that you may need to keep these until the last minute, but they must be handed in by 12noon on the Monday after your tenancy expires, or you will be charged for a further week of rent.
After you have left we will inspect the property and let you know if we have any concerns. Beyond that, we wish you lots of luck in whatever you are doing next and thank you for being a Pendleton Together tenant.
Settling rent & charges
You must settle all rent payments and outstanding balances before you leave us.
If you pay by direct debit:
If you pay by Direct Debit and you have paid all rent due up to the end of your tenancy you may cancel the direct debit once you have handed in your keys.
Please note if you pay monthly you may need to make a partial payment to clear the balance due up to the end of your tenancy.
If you pay by Direct Debit and you are behind with your rent we may continue to take Direct Debit payments until your account is clear. If you pay by housing benefit:
If you receive Housing Benefit to help you pay your rent, your benefit payment to us will end when you move out of the property even if your tenancy with us has not yet ended.
If you move to another rented property, your benefit payment is paid to that property instead. This can leave you with rent to pay with us, if move out before the tenancy has ended.

What happens if you don’t settle charges?
We’re sure you will want to move on and not have to worry about previous charges, so it is important you settle everything before you go. If you’re not sure how you’re going to be able to do this, contact us right away on 0300 555 567 and speak to one of our income officers to agree a way forward.
If you do leave without telling us and settling charges, we do need to take steps to recover our money. Even if you move without a forwarding address, we can often trace where tenants have gone and will then take action to recover outstanding charges. This could mean:
- You may be refused a transfer to or rental of another Pendleton Together, Salford City Council or Together Housing Group property in future.
- You may be refused housing by other landlords, whether social housing or private rent, in the future too.
- Your credit reference could be affected for up to 6 years, which may mean you are turned down for credit purchases, phone or utilities contracts or other payment plans.
- If you continually fail to reach or meet a payment agreement with us, you could end up with a County Court Judgement or Attachment of Earnings (where money is taken from your wages as directed by the Court).
- You could be subject to action from an approved debt collection agency.
Please note that is only occurs if you fail to agree and meet payment terms with us. If you settle all charges with us prior to moving, you will not need to be concerned about any of the above.
Leaving a tidy property
Pendleton Together spend thousands of pounds every year in maintaining properties and communities, because we want everyone to feel safe and enjoy where they live. That’s why it’s important we don’t have to invest that money in tidying up or doing repairs after tenants leave.
As soon as you give notice we will book an appointment with you to discuss the process and look at the condition of tyour property. If we have concerns, we’ll let you know so that you are able to put them right before you leave. When you move out you should leave your home in good condition.
- If you don’t leave your home in a good condition, you may be charged for any repair work that is needed after you’ve left if it is thought to be your fault. T
